Technical Property Manager

• Technical management of properties: relations with Owners, tenants and suppliers
• Management and coordination of suppliers activated in the management of building services, control of contractual KPIs, activation for call-out interventions, application of company management procedures, management of the active and/or passive cycle, drafting of purchase orders and budget
• Reporting: drafting of technical and economic reports relating to the assigned assignment
• drafting of company reports
• Coverage of the role of supervisor (pursuant to Legislative Decree 81/08) on the assigned properties
• Integrated management of support services for the functioning, use and enhancement of properties
• Verification of compliance with safety regulations on properties, reporting any shortcomings and/or associated risks
• Management of ordinary maintenance interventions and small extraordinary ones for maintenance and/or property enhancement activities (Project Management) to be evaluated based on complexity
• Technical responsibility and supervisor for safety (Legislative Decree 81/08) of the properties entrusted in relation to Building Management, Facility Management and Project Management processes
• Technical supervision of the assigned properties and coordination of ordinary and extraordinary maintenance interventions
• Supervision of real estate services and verification of the technical and qualitative level of the services provided
• Supervision of the provision of maintenance and management services
• Management of construction sites and property enhancement projects

• knowledge of technical aspects of systems
• knowledge of technical/regulatory aspects (Fire prevention, management of extraction wells, management of photovoltaic systems, management of third-party responsible systems)
• knowledge of aspects related to D.Lgs 81/08
• ability to communicate effectively with different interlocutors, internal and external
• ability to define and work for priorities and objectives with a problem-solving attitude
• good knowledge of the Office package and CAD
• SAP preferential
• technical educational background
• excellent knowledge of the Italian language and decent knowledge of the English language
• experience in similar or analogous roles within property management or facility management companies, dealing with offices
