Job Description:

Our international partner is a global leader in commercial real estate services and investments. We are looking for a Property Manager to join their Budapest team to manage office buildings, handle tenant relations, supervise operations, and propose building improvements.

Job Responsibility:

  • Manages the operation of the properties, including parking and other common areas, supervises security, cleaning and technical condition of the properties
  • Ensures to meet the set-up targets in respect to rent and occupancy, major goal is to keep highest occupancy level and collection rate
  • Actively cooperates on leasing part and brings new ideas to letting
  • Prepares reports to direct supervisor and client’s representative in the approved layout and process on a monthly, quarterly, and annual basis
  • Cares for ensuring the compliance of tenants’ payment obligations in collaboration with the finance department
  • Keeps good relations with tenants and asset managers from the owner’s side
  • Ensures that all collaterals of the lease are in place and valid (insurance, bank guarantee, deposit etc)
  • Communicates the service charge reconciliation with tenants according to lease agreements
  • Manages tenants’ operating manuals, rules of house and others
  • Checks if the properties are maintained properly with help of facility manager
  • Manages suppliers’ tenders and contract negotiations
  • Communicates with main service providers to enhance their performance
  • Proposes innovations and developments for improvement of the building and its services
  • Responsible for the implementation of the approved budget
  • Communicates with authorities, lawyers and other third parties if necessary
  • Checks if health & safety regulation requirements are met

Requirements:

  • 3-5 years of solid experience in the field of property management, preferably in managing office buildings
  • Proper technical, legal and finance knowledge
  • Fluency in English and Hungarian
  • Excellent communication skills (both verbal and written)
  • IT literacy in MS Office
