Job Description:

We are seeking a Senior Property Accountant in Louisville, KY. This role is ideal for a dedicated and detail-oriented individual with 5+ years of experience in property or real estate accounting, a strong educational background in accounting, and a CPA certification.

Job Responsibility:

Manage and maintain property-level financial records, including journal entries, reconciliations, and month-end close processes
Prepare and analyze property financial statements in accordance with GAAP
Ensure compliance with property management agreements
Collaborate with property managers, operations teams, and external stakeholders
Perform variance analysis and provide insight into operational and financial trends
Support annual budgeting and re-forecasting processes
Assist with property audits and respond to inquiries from auditors
Ensure compliance with local, state, and federal tax regulations

Requirements:

Bachelor’s degree in accounting (required)
CPA (required)
Minimum of 6 years of progressive accounting experience, with at least 4 years in property or real estate accounting
Proficiency in ERP software
Advanced knowledge of GAAP and financial reporting principles
Strong analytical and problem-solving skills
Excellent communication skills

Nice to have:

Advanced Excel skills, including pivot tables, VLOOKUP, and complex formulas
Experience with property management software like Yardi, MRI, or similar platforms
Exposure to compliance reporting and tax regulations for real estate entities
